We recently completed a full pine parquet floor sanding project in a Bayswater period townhouse, restoring the original flooring across three levels. The pine boards had accumulated decades of wear, surface scratches and an uneven finish from previous patchy repairs. About the project

The property owner wanted to restore the original pine parquet without taking on a full replacement, which would have been costly and unnecessary. The boards themselves were solid, with good structural integrity, but the surface had suffered from a combination of wear patterns, some amateur repairs using filler that had dried darker than the surrounding wood, and areas where the finish had worn away entirely. The client was keen to preserve the authentic look of a period floor rather than achieve a uniformly perfect finish.

Our approach was to work progressively through the grit sequence, starting with 60 grit to remove the worst surface damage and old finish, moving through 100 and 150 grit, and finishing with 180 grit for a natural, satin appearance appropriate to the period. We used dust extraction equipment throughout to contain the debris, which was particularly important in this central London townhouse where neighbouring properties were close by. The work took four days in total, with the floor ready for use within 24 hours of completion. We left the boards unsealed so the client could apply their chosen finish, allowing them full control over the final look.
